Updated: Nov 2, 2021

Whether you are looking to manage your rental property, to buy or sell one - we’ve compiled what we think are good property investor mobile apps out there.

While anyone interested in buying, selling, or having their properties tenanted is familiar with finding listings on online marketplaces, there is also an ever-evolving range of apps available to optimise just about any stage of property investment.

Below are our best mobile apps for property investors and landlords - note this is not in a particular order.

Rent Ready

Rent Ready is pay later solution for landlords developed by ASX-listed fintech company Money Me. Both for agencies and landlords -

The platform was designed to give landlords a low-touch toolkit to better manage the capital requirements for an investment property, by giving them a line of credit in line with around three months of rental income, capped at $15,000.

That line of credit can be used to facilitate routine maintenance or replacement of appliances such as dishwashers or water heaters, with repayments spread over 24 months and taken out of the rental income.

PropertyMe

Market-leading property management platform PropertyMe gives tenants greater visibility of the status of their accounts, with access to lease expiries, payment histories, and maintenance requests all provided through a custom-built app.

For investors, peace of mind is provided through the 24/7 visibility of the status of their assets, with any bills or invoices easily tracked online.

Instarent

Instarent connects landlords with tenants via a digital platform that replicates many of the functions a traditional property manager would provide such as online listings, tenancy agreements, and getting a tradie for repairs.

Clients pay around $240 per year through a monthly subscription fee to the app service.

Instarent also helps organise inspections, take applications, screen and verify potential tenants, collect rent, handle maintenance orders and connect tenants directly with landlord-approved tradies.

Homely

This is another app that you can use to search for properties for sale and rent across Australia. It lets you customise your search by price, bedrooms, bathrooms, pools, and other property features.

You can also use it to add inspection and auction reminders on your personal calendar. It also features a “sold hub” with the most recent properties that have been sold via auction or private sales.

Realestate.com.au

The Realeastate.com.au app allows you to search for all types of property across Australia. You can search for property to buy, to rent, or ones that have sold and you can find an agent.

The available search filters include location, number of bedrooms, bathrooms, or car parks, land size, and price range. Other features include the ability to save properties into a collection and receive alerts updating you about the status of your saved properties.

Realestateview.com.au

This app lets you browse for properties to buy and rent, search for sold properties, look up home values and find an agent across Australia.

You can filter your searches by property type, price, number of bedrooms, bathrooms and car parks and create a shortlist of your favourite properties to keep track of open inspections and auctions.

Rent.com.au

This app is primarily aimed at matching renters looking for a place to live with landlords who have available homes to let. You can search for places to rent based on factors such as NBN access and Walk Score data (can you ditch the car and walk everywhere?).

It lets you create a shortlist of properties that appeal to you. You can also use the app to create a renter resumé and apply for a rental.

Property Calculator Australia

This app is to help you to work out how much a home will cost you. With Property Calculator, you can calculate your deposits, lenders' mortgage insurance, stamp duty, and loan repayments. You can also save your calculations and compare results.

MagicPlan

MagicPlan helps you to generate floor plans from photos taken with your smart devices. It supports several different formats of photos including, PDF, JPG, and DXF. The best part of this app is that it produces a floor plan that is to scale which helps to estimate costs for home renovations and can be a useful tool for real estate agents, architects, interior designers, home inspectors etc.

TenantApp

This app is useful for people across Australia, who are looking for a place to rent. You can also filter your searches based on the price, location, type of property and check the progress of your applications within the app. It also allows you to shortlist properties that interest you, inquire about a listing, or book an inspection into your calendar.

RP Data Pro

This app is mainly for professionals who would like to research the current market trends and get the latest insight on Australian property i.e. value and rental estimates, sale details, ownership details, rental history etc.

With a single click, you can get property/suburb valuation reports via E-mail or MMS along with school catchment information.

Who knows - your Positive Income Properties might be the next mobile app that you can choose from the list in the future :)
